- If adding additional/optional items on afterwards ie. Pool heat, BBQ etc those are not always in the quote unless requested upon initial inquiry.
There are no additional fees from our end to Pay using this PAYPAL link, only what PAYPAL charges you for the transaction. *please see Paypal’s terms and conditions for clarification.

CANCELLATION POLICY: The following cancellation charges will apply (if you booked as NON-Refundable Booking thru a 3rd party booking site, ie Booking.com or VRBO this cancellation policy will not be applicable):
- From time of booking up to 120 days prior to check-in date – 50% of booking costs withheld *if booking directly
- Between 90 and 120 days prior to check-in date – 50% of booking costs withheld
- 90 days or less, prior to check-in date – 100% of booking costs withheld
*We have a specific cancellation form we require signed and returned to us prior to any refund being issued. Any refunds issued are less the above processing fees and less the credit processing fees initially paid, and without interest, compensation or consequential loss of any kind, and payable in US Funds.
No high school/university or frat gatherings.
No use of Villa for Video and/or Still photography purposes.
No Weddings or Reunion gatherings permitted unless approved by owner.
No subletting or transferring of any booking to another guest whatsoever, unless approved by owner.
CLEANING FEES ARE PER BOOKING. Mid stay or weekly cleans can be arranged through owners management company. However, we do not permit any outside cleaning companies/agencies or persons may be brought in to clean the villa, including carpet cleaners.
